Speak to a member of staff at reception about your booking intentions for the next academic year for a chance to win a £100 retail voucher.
- Customers who have a current booking for a 24/25 room at a participating Campus Living Village property, subject to these Terms and Conditions, can enter into a prize draw to win £100 Lifestyle Gift Card only, by speaking to a member of staff at the reception of their village.
- This prize draw is open to existing customers holding a 2024/25 booking or licence agreement with Campus Living Villages.
- The opportunity to participate in the prize draw opens on 1 November 2024 and closes at 11:59pm on 20 December 2024 (“the Closing Date”).
- You must speak to a member of the Village Team staff for the entry to be eligible.
- There will be one winner per participating village (except Bournemouth villages where there will be one winner across all three Bournemouth villages) which includes Fitzroy Court – Luton, Albert Court – Liverpool, Bonington Student Village – Sutton Bonington, Burley Road – Leeds, Newport Student Village – Newport, Prince Consort Village – London, Arena Village - Leeds, Cranborne House - Bournemouth, Chesil House - Bournemouth, Lyme Regis House - Bournemouth.
- Campus Living Villages reserves the right to end, extend or amend this promotion at any time.
- There is a limit of one entry into the prize draw per customer.
- Should the preferred suppliers cease trading before the voucher is provided, Campus Living Villages reserves the right to substitute the voucher provider.
- The winners will be chosen on or before 6 January 2025 at random by a generator software and will be notified via email. They must be verified as Campus Living Villages residents. If no verification can take place, then the win is not eligible. Any disputes in relation to entries to this competition will be settled in the absolute discretion of Campus Living Villages.
- The winners will receive their prize within one month of the closing date. The vouchers will be sent by email. The email addresses the vouchers are sent to will be the email addresses used when entering into an accommodation agreement with Campus Living Villages.
- Campus Living Villages must either publish or make available information that a valid prize draw has taken place. To comply with this obligation, Campus Living Villages will publish the surname and county of the winners on the Campus Living Villages’ website on or before Friday 6 January 2025. If you object to your surname or county being published, please contact Campus Living Villages at the address given in paragraph 14 below. In such circumstances, Campus Living Villages must still provide the information to the Advertising Standards Authority on request.
- Insofar as is permitted by law, Campus Living Villages, its agents or associated companies or any of their respective employees will not in any circumstances be responsible or liable to compensate the winners or accept any liability for any loss, damage, personal injury or death occurring as a result of taking up the prize except where it is caused by the negligence of Campus Living Villages, its agents or associated companies or that of their respective employees.
- Campus Living Villages will only process personal information of any winner as set out in Campus Living Villages’ Privacy Policy. See also paragraph 11 above with regard to the announcement of the winner.

- Eligibility
- The £25 Just Eat Voucher incentive (“the Offer”) is available to current residents of properties operated by Campus Living Villages UK (“CLV”) who hold a booking for the 2024/25 academic year and make a booking for the 2025/26 academic year. - Participating Properties
- The Offer is available only to residents with a confirmed booking (deposit on account and contract signed) at one of the following CLV-managed properties:

- Only one £25 Just Eat voucher will be issued per customer. - Cancellations
- If a customer cancels their 2025/26 booking after receiving the voucher, a £25 charge will be added to their account, which may be deducted from their deposit or handled as an outstanding balance. - Offer Availability
- The Offer is open until the earlier of:
- all available vouchers for each village are issued,
- the Offer is withdrawn at CLV’s discretion, or
- 11:59 pm on 20th December 2024, unless extended by CLV at its absolute discretion.
- Any amendments to the booking after the Offer period ends will invalidate eligibility for this Offer. - Acceptance and Eligibility
- CLV reserves the right to withhold or refuse the Offer on a case-by-case basis, including situations where a customer is not permitted to rebook due to outstanding debt or other reasonable grounds. - Voucher Use
- The voucher is non-transferable, has no cash value, and cannot be exchanged or refunded. It is intended solely for the use of the customer and cannot be assigned to another individual. - Acceptance of Terms
- By accepting the voucher, customers agree to these terms and conditions. Acceptance of these terms must be confirmed prior to issuing the voucher, and customers will be asked to confirm their acceptance via an email or digital form, acknowledging they have read and agree to the terms. - General Terms
- CLV reserves the right to modify, withdraw, or extend the Offer at its sole discretion without notice.
- The Offer is non-transferable and may not be combined with other CLV promotions unless expressly stated. - Privacy
- Any personal data provided in relation to this Offer will be processed in line with CLV’s Privacy Policy and used solely for the administration of this Offer.
- Eligibility

- To be entered into the prize draw, eligible groups must request entry at the point of booking. Entry requests are accepted solely at CLV’s discretion and may be granted on an occasional basis.
- Bookings made through third-party agents or any channels other than the CLV website (www.campuslivingvillages.com) are ineligible for this Offer.
- CLV reserves the right to disqualify any entry that does not meet these criteria. - Offer Duration
- The Offer is open until the earlier of:
(a) the Offer being withdrawn at CLV’s discretion, or
(b) 11:59pm on 20th December 2024, unless extended by CLV at its absolute discretion.
- Any amendments made to the booking after the Offer period ends will invalidate eligibility for this promotion. - Prize Draw and Announcement
- The prize draw will be conducted by CLV, and the winning group will be selected at random from eligible entries.
- The winner will be published on the CLV website by 30th December 2024.
- CLV will notify the winning group via the contact details provided during the booking process. - General Terms
- The Prize is non-transferable, has no cash equivalent, and cannot be exchanged.
- CLV reserves the right to modify, withdraw, or extend the Offer at its sole discretion without notice.
- By participating in this prize draw, all entrants agree to abide by these Terms & Conditions.
- CLV reserves the right to limit or end this promotion at any stage. - Contract Compliance
- CLV reserves the right to rescind the Offer if any group member fails to adhere to the terms of their booking contract. This includes, but is not limited to, failure to adhere to the payment schedule, failure to abide by the Rules of the Village, or any other violation of CLV’s terms of residency. - Privacy
- Any personal data provided by entrants will be processed in line with CLV’s Privacy Policy and will only be used for the purposes of administering the prize draw, unless consent is received to use such information for other purposes. - Liability

Current residents who refer a friend who proceeds to book a room for September 2025 will each receive £100 cashback.
- This £100 cashback offer (“the Offer”) is available only for referrals of new bookings of 39 weeks or more for the 2025/26 academic year at the following Campus Living Villages UK (“CLV”) managed properties:

- Prince Consort Village, London - Both the referring customer (“Referrer”) and the referred customer (“Referee”) must each have a valid, signed contract for the 2025/26 academic year at a participating property.
- The Offer is only available to students who book directly with CLV, where their contract start date is September 2025.
- To qualify, the Referee must be a new customer to CLV and must not have previously held a contract for accommodation with CLV at any time.
- The Referee must complete their booking via the official Campus Living Villages website (www.campuslivingvillages.com) and enter the Referrer’s unique referral code at the point of booking.
- Bookings made through alternative channels, including but not limited to third-party agents, universities, platforms, or any other websites, are ineligible for this Offer.
- For Prince Consort Village referrals, only bookings for studio rooms on 51-week contracts are eligible for this Offer.
- For Cranborne House referrals, only bookings received before 1st January 2025 are eligible for this Offer.
- CLV reserves the right to disqualify any referral that does not meet these criteria. - The Referrer and Referee will each receive £100 cashback upon meeting the following conditions:
- Both parties must check into their accommodation for the 2025/26 academic year.
- Both parties must pay their first post-start date rent instalment (i.e., the first payment due after their contract start date).
- Cashback will be processed following confirmation of these conditions and may take up to 30 days to be received. - If either the Referrer or Referee cancels their booking, does not check in, or breaches their contract terms (e.g., by failing to make rent payments according to schedule or breaking the Rules of the Village), the cashback will be withdrawn.
- The Offer is open until 11:59 pm on 29th February 2025, unless extended or ended by CLV at its absolute discretion. Any amendments made to a Referrer or Referee booking will invalidate this promotional offer.
- A Referrer can earn a maximum of £500 in total cashback under this Offer. This includes:
- If the Referrer has been referred by another customer under this Offer: £100 for being a Referee, plus a maximum of £400 for referring up to four new customers (£100 per successful referral for the first four referrals, then £0 per referral thereafter); or
- If the Referrer hasn’t been referred by another customer under this Offer: up to £500 for referring five or more new customers (£100 per successful referral for the first five referrals, then £0 per referral thereafter). - This Offer is exclusively available for referrals made directly by customers and does not apply to referrals made by agents or third-party intermediaries.
- Where a booking is referred by an agent, the Referrer and Referee will not be eligible for the £100 cashback under this Offer.
- CLV reserves the right to verify the source of each booking. If a referral is determined to have been made through an agent, CLV may rescind the Offer, or any cashback payment associated with the referral. - The Offer is non-transferable, has no cash alternative, and may not be combined with other CLV promotions unless expressly stated.
- CLV reserves the right to modify, withdraw, or extend the Offer at its sole discretion without notice.
- CLV reserves the right to limit this promotion at any stage. - The offer cannot be used reciprocally between two individuals (i.e., one customer cannot act as both a Referrer and Referee for the same Referee and vice versa).
- Only one customer can be designated as the Referrer in any referral transaction.
- In cases where two customers each claim to have referred the other, only the first valid referral request submitted and recorded by CLV will be eligible for the cashback incentive. CLV’s decision on eligibility in such cases will be final. - Any personal data provided for the purposes of this Offer will be processed in line with CLV’s Privacy Policy and will only be used for the administration of this Offer, unless consent is received for other purposes.

Non-student (Explorer)
These Terms and Conditions apply to all bookings made online at www.campuslivingvillage.com or by telephone or in person. By completing your booking, you are voluntarily entering into a contract with CAMPUS LIVING VILLAGES UK LIMITED (“CLV”) of 7th Floor Digital World Centre 1 Lowry Plaza, Salford Quays, Manchester, United Kingdom, M50 3UB (Registered Company No. 06604874)
Age requirement
We cannot accommodate individuals under the age of 18 years in our building.
Payment
CLV require prepayment for your entire stay at the time of booking. In the event prepayment is not received, your booking will not be confirmed and CLV will release any held room(s) without further notice and the room(s) will no longer be available to you. No booking will be treated as confirmed until payment has been received in full and access to the room(s) will not be granted unless the full payment has been received.
Payment is only be accepted by Visa Credit/Debit Card, or MasterCard Credit/Debit Card.
Cancellations / no show
A cancellation or no-show will be charged at full room rates. All prepayments are non- refundable and non-transferrable.
Please note that you are not entitled to cancel or withdraw from your reservation under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
In the exceptional circumstances, CLV might cancel or change your booking. We will inform you as soon as possible. CLV will try to accommodate you where possible but, in the event, we are unable to do so you can opt for either (i) a refund in full for all sums paid or (ii) alternative accommodation with a third-party provider of equivalent standard. In the event we are unable to find such alternative accommodation, you will be given a refund for all sums paid. We will however have no additional liability to you. We regret we cannot pay compensation, reimburse any expense, or costs you may incur because of any such cancellation or change.
Pricing
All prices are in British Pounds (£) and are inclusive of Value Added Tax (VAT) at the current rate. A minimum length of stay or other conditions may apply at certain rates, as specified.
Prices are subject to change without notice.
Price lists for additional items, such as services offered, are displayed at relevant locations or are available on request.
CLV will not accept bookings exceeding 90 consecutive days. For stays exceeding this, you must request a new booking to begin once the previous booking expires.
Checking in and checking out
On arrival you and your party will be required to provide proof of identity. All individuals whose nationality is outside of the United Kingdom, Ireland or the Commonwealth will be required to provide additional information. We will be required to securely store identification information as well as details of your next destination. The information will be kept for one year and records will be made available to the relevant authorities on demand. If proof of identity cannot be provided, we reserve the right to restrict access to the room(s).
Check-in is between 15:00 and 18:00. The room(s) will be held until 22:30 of the day of arrival at which time CLV reserve the right to release the room(s) without notice unless you have notified us of late arrival.
Rooms should be vacated on the day of departure by 11:00am at the latest (unless otherwise agreed as part of your booking). Late check-out after this time can be requested subject to availability and will be charged at an hourly rate at the discretion of CLV.
Rooms are subject to maximum occupancy which is specified at the time of booking.
Occupation of your room
By booking with CLV, you acknowledge that no tenancy or licence is created by that booking and further:
(a) Any rights conferred on you by this booking are limited to the right to occupy the room as a hotel guest only for the period specified in your booking;
(b) This booking does not confer on you the rights of a tenant under a lease;
(c) You do not acquire any legal interest in the room, flat or any other part of the relevant premises for your booking;
(d) Your right to occupy is in relation to the room.
CLV may move you to another room of the same type or a room of no lesser standard at any time (including to another accommodation building within the overall premises (where applicable), on reasonable notice, if CLV considers it necessary or desirable for maintenance, to avoid difficulties between residents, for the better management of the premises or for any other reason within the absolute discretion of CLV. You must comply with any such requirement within a reasonable period specified by CLV. If you fail to do so, CLV may arrange to move your possessions to another room or to storage and recover the reasonable cost of the removal and/or storage losses as a consequence of your failure to do so. The terms and conditions of your booking will apply to any alternative accommodation to which you are transferred in accordance with this term, whether or not this is temporary.
Accessibility
Please contact us on +44 (0)161 850 6664 should you wish to discuss particular requirements or availability of suitable rooms. We always aim to accommodate your needs where we can. Assistance dogs are welcome by prior arrangement.
Guest behaviour
You and your party are expected to always conduct yourselves appropriately, both inside and outside of the building, and to comply with all requests and procedures imposed by CLV (including but not limited to health and safety procedures, security procedures and any relevant statutory requirements whether in writing, verbally or otherwise). You and your party are requested not to disrupt the comfort and enjoyment of other individuals staying in the building or the or the operation of the property. No threatening or offensive behaviour towards other individuals or members of staff will be tolerated. You and/or your party must not bring any illegal or hazardous substances into any part of building or enter areas of the building which are indicated as being closed to hotel guests.
Should we consider your behaviour and/or the behaviour of any member of your party to be inappropriate, we reserve the right to refuse to provide accommodation or to request you and/or the member of your party/your entire party to leave without further delay. In such circumstances, CLV will have no obligation to refund any sums paid by you or your party and will not provide alternative accommodation.
Your liability
You shall be liable and therefore you shall indemnify CLV for:
- Any acts or omissions (whether or not intentional) which result in the damage to the building, including but not limited to damage caused because of negligence, deliberate damage, or recklessness but only to the extent such damage resulted from your (or any member of your party's) acts or omissions;
- The cost (including post and package) of replacing any items which you (or a member of your party) have removed from the building without CLV’s consent;
- Any additional charges for cleaning in the event you and/or a member of your party smoke in the building.
In such circumstances, an invoice will be sent to you which will be payable within 14 days of the date of issue.
Smoking
Smoking is not allowed inside the building or in public areas, please ask reception for your nearest designated smoking area.
Special requests
Whilst every effort is made to fulfil your requests, unfortunately, we cannot guarantee these and failure to do so will not constitute a breach of contract.
Pets
No pets are not allowed in our building.
Lost property
All loss or damage to your property should be reported to reception without delay and you will assist CLV with any report made to the police.
All lost property should be reported or handed to reception as appropriate. In the event the owner of an item cannot be located and/or the item is not reclaimed within three (3) months from the date on which it was found, it will be disposed by CLV.
Privacy
We will use your personal data to process your reservation and to provide the services and products you have requested (including customer service) as well as the other purposes listed in our Privacy Policy located at:

Force majeure
CLV accept no liability and will not pay any compensation where the performance of our obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond our reasonable control including but not limited to flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water or other utility, service plant, machinery, computers, vehicles, or any collapse of building structures.
Limitation of liability
CLV will not be liable to you by reason of any representation (unless fraudulent), or any implied warranty, condition or other term, or any duty at common law for any loss of profit or any indirect, special, or consequential loss, damage, costs, expenses, or other claims (whether caused by our negligence, our agents or otherwise) which arise out of or in connection with your booking except in respect of death or personal injury caused by our negligence. Our entire liability under your booking will be limited to the amount charged for your booking except as previously provided.
Money, jewels, and other valuables are brought to the property at your sole risk. CLV accept no liability and shall not be responsible for any loss or damage thereto and you remain solely responsible for the safekeeping of any such items.
Nothing in these terms and conditions shall operate to exclude or restrict CLV’s liability for any loss, damage or liability which may not be excluded or limited by law.
Severability
If any of the terms and conditions (whether in whole or in part) are found by any court or administrative body of competent jurisdiction to be invalid or unenforceable, such invalidity or unenforceability shall not affect the other terms and conditions which shall remain in full force and effect.
If any of the terms and conditions are so found to be invalid or unenforceable but would cease to be invalid or unenforceable if some part of that provision was deleted, the provision in question shall apply with such modification as may be necessary to make it valid and enforceable.
Waiver
A waiver of any breach of any of the terms and conditions of this contract or of a default under the contract shall not constitute a waiver of any other breach of default and shall not affect the other terms and conditions.
Governing Law and Jurisdiction
The contract created between you and CLV is governed by English laws and the English Courts have exclusive jurisdiction to determine any dispute arising in relation to the contract.

Friends and family get a 15% discount when booking a room at Wenlock Court when referred by a current resident of Fitzroy Court, Luton.
The discount offer applies to any bookings made at Wenlock Court, Luton from 12 February 2024. Campus Living Villages reserves the right to end, extend or amend this promotion at any time.
Any room type in the property can be booked as part of the offer and the customer does not need to be a student or a current resident of Campus Living Villages.
Rooms at Wenlock Court can be viewed on the Campus Living Villages’ partner website. The discount will equate to 15% taken off the current price stated for each room on the partner website at any given time.
To qualify for this offer, the customer must use the dedicated promo code at time of booking. The correct promocode will be shared with the Fitzroy Court resident.
Rooms are available on first come first served basis and there may be limited availability.

If you need to cancel your booking with us, you can do so but you may still be liable to pay your rent if you completed your booking and are outside the cooling off period of seven days. You would need to let us know, in writing, as soon as you know you won’t be living with us. The cancellation policy is outlined your tenancy agreement.
If you are a first year undergraduate student and you don’t get your place at University, we will cancel your agreement and refund any deposit or rent paid. To qualify, please send a copy of your UCAS track or University correspondence within 7 calendar days from the date you’re A level results are published.
If you require a VISA to study in the UK and you don’t get your university offer or your VISA is rejected, we will cancel your agreement and refund any deposit or advance rent paid in full. Please send us the visa application rejection or University CAS rejection within 7 days of receiving them.
New customers arriving from a country outside of the UK who book a room at Albert Court, Belgrave View, Fitzroy & Wenlock Courts, Rusholme Place, Burley Road, McMillan Student Village, Prince Consort Village, Newport Student Village, Bonington Student Village or John Lester & Eddie Colman Courts, Peel Park Quarter with Campus Living Villages (“CLV”, “We”, “Us”, “Our”) will, subject to these Terms and Conditions, be able to cancel their booking if their VISA is rejected.
- Applicable to students whose booking start date is in September 2024 only.
- If the student (“You”, “Your”) requires a VISA to study in the UK and you do not get your university offer to be able to apply for a VISA or your VISA is rejected, CLV will cancel your accommodation agreement, and refund any deposit and/or advance rent paid to us in full.
- You must send a visa application rejection letter to us before the 25th August 2024 for the cancellation to take place. Any requests after this date will not be eligible.
- The deadline specified in point 3 only applies to students who have a booking starting in September 2024. If you have a booking that starts at any other time, please refer to the policy in your agreement.
- We reserve the right to end, extend or amend this promotion at any time.
- We reserve the right to limit this promotion at any stage.
- These terms and conditions (and any non-contractual disputes/claims which arise out of or in connection with them) will be governed by English law and entrants submit to the jurisdiction of the English courts.
