Terms and Conditions
If you book for September 2024 at Bonington Student Village, directly with Campus Living Villages, you will receive £100 cashback. This offer is subject to the terms and conditions set out below.
- Customers who book directly with Campus Living Villages, a 2024/25 room between 23 September 30 November 2023 at Bonington Student Village – Sutton Bonington will, subject to these Terms and Conditions, be entitled to £100 cashback.
- This offer is subject to availability on a first come first served basis for the first 50 customers who book and check-in in accordance with these Terms and Conditions. For the avoidance of doubt, check-in will be deemed completed once the steps detailed at paragraph 10 below have been satisfied.
- This offer will expire at 11:59pm on 30 November 2023 or when Campus Living Villages confirms via the website the offer is no longer available (whichever occurs earlier).
- To be eligible, customers must book by one of the following ways: contacting Campus Living Villages’ Customer Contact Village on +44 (0)161 850 6664, visiting a Campus Living Villages’ reception at the Participating Village and booking directly with a member of Campus Living Village staff, or reserving a room online at: https://campuslivingvillages.com/united-kingdom/sutton-bonington/bonington-student-village/ and entering the promo code EARLY.
- Customers must reference the offer at the point of booking by using the promocode EARLY or by mentioning the promotion to a Campus Living Villages Customer Contact member or reception staff member at the time of booking, whichever is applicable. For the avoidance of doubt, the offer cannot be applied retrospectively.
- Campus Living Villages reserves the right to end, extend or amend this promotion at any time.
- Customers who book through a university will not be eligible for this offer.
- Customers will only be eligible for the cashback once: the customer’s booking has been appropriately contracted; an active deposit is held on the booking, and any cancellation period has elapsed.
- For a booking to be eligible it must be for a minimum of 39 weeks.
- A Campus Living Villages customer service advisor will contact to discuss availability, requirements, and take any necessary details. The customer’s booking will then be processed. The contract must be completed and returned to Campus Living Villages in accordance with directions provided within 7 days from the date the booking was made in order to be eligible for this promotion.
- The cashback in the form of a bank transfer will be sent to the eligible customer directly no later than 30 days after they have checked in to the Village and paid their first instalment of rent in full for the September 2023 intake.
- A confirmation email will be sent in December 2023 to the email provided as part of the booking process confirming their eligibility for the cashback and the process for receiving the £100 cashback in September 2024.

If you book directly with Campus Living Villages as a group of three or more residing together in a single flat at a Participating Village for the 2024/25 academic year, you may be eligible (see conditions below) to receive up to £250 cashback each. This offer is subject to the terms and conditions set out below.
- Customers who, as a group of three or more, book directly with Campus Living Villages, a 2024/25 room together in a single flat between 1 November and 30 November 2023 at participating villages will, subject to these Terms and Conditions, be entitled to the following cashback values each:

- Customers must reference the offer at the point of booking by using the promocode LIVEWITHFRIENDS or by mentioning the promotion to a Campus Living Villages Customer Contact member or reception staff member at the time of booking, whichever is applicable. For the avoidance of doubt, the offer cannot be applied retrospectively.

- Customers who book as a group through a university will not be eligible for this offer.
- Customers will only be eligible for the cashback once: the entire group members’ individual bookings have been appropriately contracted; an active deposit is held on the booking, and any cancellation period has elapsed.
- For a booking to be eligible it must be for a minimum of 39 weeks.
- A Campus Living Villages customer service advisor will contact all members of the group to discuss availability, requirements, and take any necessary details. Each group member’s individual booking will then be processed, and individual contracts will be sent to each group member. All contracts by all group members must be completed and returned to Campus Living Villages in accordance with directions provided within 7 days from the date the booking was made in order to be eligible for this promotion.
- The cashback in the form of a bank transfer will be sent to the eligible customers directly no later than 1 November 2024, after they have checked in to the Participating Village and paid their first instalment of rent in full for the September 2024 intake.
- A confirmation email will be sent in December 2023 to the email provided as part of the booking process to all participating customers (those who have booked as a group of 3 or more at the participating villages) confirming their eligibility for the cashback and the process for receiving the cashback in September 2024.

These Terms and Conditions apply to all bookings made online at www.campuslivingvillage.com or by telephone or in person. By completing your booking, you are voluntarily entering into a contract with CAMPUS LIVING VILLAGES UK LIMITED (“CLV”) of 7th Floor Digital World Centre 1 Lowry Plaza, Salford Quays, Manchester, United Kingdom, M50 3UB (Registered Company No. 06604874)
Age requirement
We cannot accommodate individuals under the age of 18 years in our building.
Payment
CLV require prepayment for your entire stay at the time of booking. In the event prepayment is not received, your booking will not be confirmed and CLV will release any held room(s) without further notice and the room(s) will no longer be available to you. No booking will be treated as confirmed until payment has been received in full and access to the room(s) will not be granted unless the full payment has been received.
Payment is only be accepted by Visa Credit/Debit Card, or MasterCard Credit/Debit Card.
Cancellations / no show
A cancellation or no-show will be charged at full room rates. All prepayments are non- refundable and non-transferrable.
Please note that you are not entitled to cancel or withdraw from your reservation under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013.
In the exceptional circumstances, CLV might cancel or change your booking. We will inform you as soon as possible. CLV will try to accommodate you where possible but, in the event, we are unable to do so you can opt for either (i) a refund in full for all sums paid or (ii) alternative accommodation with a third-party provider of equivalent standard. In the event we are unable to find such alternative accommodation, you will be given a refund for all sums paid. We will however have no additional liability to you. We regret we cannot pay compensation, reimburse any expense, or costs you may incur because of any such cancellation or change.
Pricing
All prices are in British Pounds (£) and are inclusive of Value Added Tax (VAT) at the current rate. A minimum length of stay or other conditions may apply at certain rates, as specified.
Prices are subject to change without notice.
Price lists for additional items, such as services offered, are displayed at relevant locations or are available on request.
CLV will not accept bookings exceeding 7 consecutive days. For stays exceeding this, you must request a new booking to begin once the previous booking expires.
Checking in and checking out
On arrival you and your party will be required to provide proof of identity. All individuals whose nationality is outside of the United Kingdom, Ireland or the Commonwealth will be required to provide additional information. We will be required to securely store identification information as well as details of your next destination. The information will be kept for one year and records will be made available to the relevant authorities on demand. If proof of identity cannot be provided, we reserve the right to restrict access to the room(s).
Check-in is between 15:00 and 18:00. The room(s) will be held until 22:30 of the day of arrival at which time CLV reserve the right to release the room(s) without notice unless you have notified us of late arrival.
Rooms should be vacated on the day of departure by 11:00am at the latest (unless otherwise agreed as part of your booking). Late check-out after this time can be requested subject to availability and will be charged at an hourly rate at the discretion of CLV.
Rooms are subject to maximum occupancy which is specified at the time of booking.
Occupation of your room
By booking with CLV, you acknowledge that no tenancy or licence is created by that booking and further:
(a) Any rights conferred on you by this booking are limited to the right to occupy the room as a hotel guest only for the period specified in your booking;
(b) This booking does not confer on you the rights of a tenant under a lease;
(c) You do not acquire any legal interest in the room, flat or any other part of the relevant premises for your booking;
(d) Your right to occupy is in relation to the room.
CLV may move you to another room of the same type or a room of no lesser standard at any time (including to another accommodation building within the overall premises (where applicable), on reasonable notice, if CLV considers it necessary or desirable for maintenance, to avoid difficulties between residents, for the better management of the premises or for any other reason within the absolute discretion of CLV. You must comply with any such requirement within a reasonable period specified by CLV. If you fail to do so, CLV may arrange to move your possessions to another room or to storage and recover the reasonable cost of the removal and/or storage losses as a consequence of your failure to do so. The terms and conditions of your booking will apply to any alternative accommodation to which you are transferred in accordance with this term, whether or not this is temporary.
Accessibility
Please contact us on +44 (0)161 850 6664 should you wish to discuss particular requirements or availability of suitable rooms. We always aim to accommodate your needs where we can. Assistance dogs are welcome by prior arrangement.
Guest behaviour
You and your party are expected to always conduct yourselves appropriately, both inside and outside of the building, and to comply with all requests and procedures imposed by CLV (including but not limited to health and safety procedures, security procedures and any relevant statutory requirements whether in writing, verbally or otherwise). You and your party are requested not to disrupt the comfort and enjoyment of other individuals staying in the building or the or the operation of the property. No threatening or offensive behaviour towards other individuals or members of staff will be tolerated. You and/or your party must not bring any illegal or hazardous substances into any part of building or enter areas of the building which are indicated as being closed to hotel guests.
Should we consider your behaviour and/or the behaviour of any member of your party to be inappropriate, we reserve the right to refuse to provide accommodation or to request you and/or the member of your party/your entire party to leave without further delay. In such circumstances, CLV will have no obligation to refund any sums paid by you or your party and will not provide alternative accommodation.
Your liability
You shall be liable and therefore you shall indemnify CLV for:
- Any acts or omissions (whether or not intentional) which result in the damage to the building, including but not limited to damage caused because of negligence, deliberate damage, or recklessness but only to the extent such damage resulted from your (or any member of your party's) acts or omissions;
- The cost (including post and package) of replacing any items which you (or a member of your party) have removed from the building without CLV’s consent;
- Any additional charges for cleaning in the event you and/or a member of your party smoke in the building.
In such circumstances, an invoice will be sent to you which will be payable within 14 days of the date of issue.
Smoking
Smoking is not allowed inside the building or in public areas, please ask reception for your nearest designated smoking area.
Special requests
Whilst every effort is made to fulfil your requests, unfortunately, we cannot guarantee these and failure to do so will not constitute a breach of contract.
Pets
No pets are not allowed in our building.
Lost property
All loss or damage to your property should be reported to reception without delay and you will assist CLV with any report made to the police.
All lost property should be reported or handed to reception as appropriate. In the event the owner of an item cannot be located and/or the item is not reclaimed within three (3) months from the date on which it was found, it will be disposed by CLV.
Privacy
We will use your personal data to process your reservation and to provide the services and products you have requested (including customer service) as well as the other purposes listed in our Privacy Policy located at:

Force majeure
CLV accept no liability and will not pay any compensation where the performance of our obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond our reasonable control including but not limited to flood, earthquake, extreme adverse weather conditions, natural disasters, other acts of God, acts of terrorism, fire or failure of electric power, gas, water or other utility, service plant, machinery, computers, vehicles, or any collapse of building structures.
Limitation of liability
CLV will not be liable to you by reason of any representation (unless fraudulent), or any implied warranty, condition or other term, or any duty at common law for any loss of profit or any indirect, special, or consequential loss, damage, costs, expenses, or other claims (whether caused by our negligence, our agents or otherwise) which arise out of or in connection with your booking except in respect of death or personal injury caused by our negligence. Our entire liability under your booking will be limited to the amount charged for your booking except as previously provided.
Money, jewels, and other valuables are brought to the property at your sole risk. CLV accept no liability and shall not be responsible for any loss or damage thereto and you remain solely responsible for the safekeeping of any such items.
Nothing in these terms and conditions shall operate to exclude or restrict CLV’s liability for any loss, damage or liability which may not be excluded or limited by law.
Severability
If any of the terms and conditions (whether in whole or in part) are found by any court or administrative body of competent jurisdiction to be invalid or unenforceable, such invalidity or unenforceability shall not affect the other terms and conditions which shall remain in full force and effect.
If any of the terms and conditions are so found to be invalid or unenforceable but would cease to be invalid or unenforceable if some part of that provision was deleted, the provision in question shall apply with such modification as may be necessary to make it valid and enforceable.
Waiver
A waiver of any breach of any of the terms and conditions of this contract or of a default under the contract shall not constitute a waiver of any other breach of default and shall not affect the other terms and conditions.
Governing Law and Jurisdiction
The contract created between you and CLV is governed by English laws and the English Courts have exclusive jurisdiction to determine any dispute arising in relation to the contract.

- Content creators must be a current 2022/23 Campus Living Villages UK resident.
- Whenever you submit any material as a Resident Content Creator (including but not limited to blogs, posts, articles, comments, ideas, videos or photos) you must comply with our Terms of Use Policy Terms of Use - Campus Living Villages. Submitted content will be reviewed, and feedback provided, before Campus Living Villages publishes the content a final version will be sent to yourself.
- Any contribution will be considered non-confidential and non-proprietary. Whilst you retain all of your ownership rights in your content, you are required to grant us and other users of our site and partners a licence to use, store, edit and copy that content and to distribute and make it available to third parties on a worldwide basis in any medium. Any such use is without compensation (unless stated) to you, and we are under no obligation to use the contribution.
- You acknowledge that we have resources that may now or at some point in the future develop our own (blogs, posts, articles, data, comments, ideas, videos or photos) similar or identical to your contribution and any ideas submitted by you may be developed by us independently. In addition, we may, without any prior notice to you, refuse, adapt, edit and/or remove your contributions and you irrevocably waive the benefit of any moral rights that you may have in your contribution.
- Your name and related information can be used by us in connection with the contribution. We also have the right to disclose your identity to any third party who is claiming that any Contribution posted or uploaded by you to the CLV website constitutes a violation of their intellectual property rights, or of their right to privacy.
- Our Privacy Policy contains details about how we use information we hold about you and can be located using the following link Campus Living Villages Privacy Policy. You agree we can use such information in accordance with our Privacy Policy.
- We shall be entitled to change these Terms at any time in our sole discretion by providing you with an updated copy of the terms and your subsequent submission of a contribution shall be deemed as acceptance to the revised terms.
- Nothing in these terms is intended to, or shall be deemed to, establish any partnership or employment relationship between yourself and Campus Living Villages. You shall have no rights to make or enter into any commitments on our behalf.
- Content creators will receive a £150 gift voucher upon the agreement that they create five pieces of published content which is shared to Campus Living Villages social channels. The content is to be determined within Campus Living Villages’ absolute discretion.
- Should the preferred supplier of the gift vouchers cease trading before the voucher is provided, Campus Living Villages reserves the right to substitute the voucher provided.
- Content creators are responsible for keeping their e-mail addresses up to date. If you fail to inform us of changes to your contact details, we will not be held liable for communications that you do not receive from us which could result in you not receiving your gift card.
- Gift vouchers are limited to one per person.
- Campus Living Villages and its agents will only use personal information supplied by entrants to this promotion for the purposes of administering this promotion, unless consent is received to use such information for any other purpose and will only process personal information of any participant in the offer as set out in Campus Living Villages Privacy Policy.
- Insofar as is permitted by law, Campus Living Villages, its agents or associated companies or any of their respective employees will not in any circumstances be responsible or liable to compensate the participants or accept any liability for any loss, damage, personal injury or death occurring as a result of taking up the Promotion except where it is caused by the negligence of the Campus Living Villages, its agents or associated companies or that of their respective employees.
- These terms and conditions (and any non-contractual disputes/claims which arise out of or in connection with them) will be governed by English law and entrants submit to the jurisdiction of the English courts.
If you are an existing resident of Bonington Student Village who has rebooked for 40 weeks or more, to reside in the Property for the 23/24 September academic year, you may withdraw your acceptance of our offer to provide you with a room (“the Promotion”) if:
- You are accepted onto a work placement, which exceeds 12 weeks of continuous employment, for which your travel to the place of work exceeds 15 miles of the Bonington Student Village. (For the avoidance of doubt, the postcode of Bonington Student Village and the postcode of the location of your placement will be used to determine the travel distance through google maps)
- You may withdraw your acceptance of our offer up to the 30 June 2023 by giving Campus Living Villages notice in accordance with clause 9 and providing Campus Living Villages with corroborating evidence which we deem to be satisfactory within this period.
- Provided that the cancellation is granted in line with the terms above, you will receive a refund of any rent instalment and deposit which you have paid for your September 23/24 booking within 28 days.
- Where the deposit is held against an existing booking (your 22/23 booking) you will be notified by the DPS up to 28 days following your final account summary on how to claim your deposit back.
- All cancellation requests must be made in writing by emailing contact@campuslivingvillages.co.ukor sent directly to your village reception team.
- Campus Living Villages reserves the right to end, extend or amend this Promotion at any time.
- Customers who book through a university will not be eligible for the Promotion .
- This offer is available to existing customers only.

Cancellation policy
You may cancel within seven days of signing your agreement online. You have the right to the return of your deposit and any rental amounts paid in relation to your booking.
You will lose your right to cancellation as soon as you collect the keys from the reception team even if this is within seven days of signing your agreement.
First year students and first-time residents
If you are a first year student or you are residing in the Building for the first time, you may request to cancel and have any deposit and rental amounts which relate to your booking returned to you if:
- You do not receive an unconditional offer from your University. You may request to cancel up to seven days following the release of A Level Results by providing your cancellation request in writing along with supporting evidence that the required results have not been achieved for you to take up your course.
- You require a visa to study in the UK, but your visa application has been rejected. You may request to cancel up to seven days after rejection of your visa application and no later than seven days following the release of A-Level results by providing your cancelation request in writing along with supporting evidence that your Visa application has not been successful.
Ongoing students and returning residents
We reserve the right to cancel your booking and resell your room if you fail to collect your key within 14 calendar days of the booking start date. You remain liable for all amounts due under the agreement until the room is sold and for any lost rental amounts between bookings which we may deduct from any deposit we hold.
If the first rent instalment is due prior to the booking start date and it is not received as cleared funds within seven days of the due date, we reserve the right to cancel your booking and resell the room. You remain liable for all amounts due under the agreement until the room is sold and for any lost rental amounts between bookings which we may deduct from any deposit we hold.
If after the start date of your booking you would like to be released from the agreement and a replacement resident is found by you who we believe to be eligible in our absolute discretion, we will release you from the agreement, from the date the new agreement with the new resident takes effect. Your deposit will then be refunded and we will charge a fee amount equal to our costs of preparing your room for the new occupant. You will remain responsible for any rental arrears outstanding on the date the agreement ends.
If, after the commencement of your booking, you would like to be released from the agreement but you have not found a replacement resident (as described above) to take over the agreement then we reserve the right to retain the deposit and you will remain liable for the full rent and other charges detailed in your agreement until the booking ends.
All cancellation requests must be made in writing by emailing contact@campuslivingvillages.co.uk or sent directly to your village reception team.
These terms are for direct bookings only and some agreements may differ. The full terms and conditions of your booking can be found in your agreement, which you can access on the resident portal.
If you are a first year undergraduate student and you don’t get your place at University, we will cancel your agreement and refund any deposit or rent paid. To qualify, please send a copy of your UCAS track or University correspondence within 7 calendar days from the date you’re A level results are published.
If you require a VISA to study in the UK and you don’t get your university offer or your VISA is rejected, we will cancel your agreement and refund any deposit or advance rent paid in full. Please send us the visa application rejection or University CAS rejection within 7 days of receiving them.
1. This prize draw is open to existing customers holding a current tenancy or licence agreement (England), or model written statement (Wales) at a Campus Living Villages (“CLV”) property.
2. The following CLV properties are each considered a “Qualifying Location”:

3. The prize draw is run on a monthly basis (starting from March 2023) and opens on the first of the month (the "Prize Draw Start Date") and closes on the last day of the month at 11.59pm, or when CLV confirms the competition has closed (whichever is earlier) (the "Prize Draw End Date").
4. To be eligible for each monthly prize draw:
a. The customer must have completed a survey that they have been invited to participate in by CLV via email in order to provide feedback on a recent maintenance request in a Qualifying Location (the “Survey”);
b. The completed Survey must relate to a maintenance request that the customer has logged via the resident portal or via the Village Team at reception;
c. The maintenance request must have been completed by a CLV staff member between the Prize Draw Start Date and the Prize Draw End Date, as confirmed to the customer by email when the maintenance request is resolved (the “Maintenance Completed Email”).
d. The customer must provide an accurate “Maintenance Request ID” (as provided to the customer in their Maintenance Completed Email)
5. The prize draw is limited to one entry per customer per month.
6. The winner of each monthly prize draw will be awarded a £75 Amazon voucher.*
7. To be eligible to be entered into the prize draw, customers must be an existing customer holding a valid tenancy or licence agreement (England), or model written statement (Wales) in a CLV property at one of the Qualifying Locations.
8. This offer is available to existing customers, however, existing customers who are in arrears or who are otherwise in breach of their tenancy or licence agreement (England), or model written statement (Wales) are not eligible to participate in the prize draw and will be deemed disqualified from the prize draw.
9. The winner of the voucher will be drawn at random by CLV, and the winner will be notified as soon as possible by CLV using the email details provided with their booking.
10. The voucher will be dispatched to the winner via email to the email address held by CLV on the customer’s account by 10th working day of each month.
11. It is the responsibility of the prize draw entrants to inform CLV of any required update to the email address on account prior to entering the prize draw.
12. Any queries about this prize draw can be submitted by contacting the CLV Customer Contact Village on +44 (0)161 850 6664, by emailing contact@campuslivingvillages.co.uk, or by going to a CLV reception and enquiring with staff.
13. Subsequent amendments to bookings at a later date may mean the right to enter the prize draw is lost.
14. CLV reserves the right to end, extend or amend this promotion at any time.
15. CLV reserves the right to limit this promotion at any stage.
16. CLV must either publish or make available information that a valid prize draw has taken place. To comply with this obligation, CLV will publish the surname and county of the winner on the Campus Living Villages’ website on or before 10th working day of each month. If you object to your surname or county being published, please contact CLV at the address provided at the bottom of these terms and conditions. In such circumstances, CLV must still provide the information to the Advertising Standards Authority on request.
17. Insofar as is permitted by law, CLV, its agents or associated companies or any of their respective employees will not in any circumstances be responsible or liable to compensate the winners or accept any liability for any loss, damage, personal injury, or death occurring as a result of taking up the prize except where it is caused by the negligence of CLV, its agents or associated companies or that of their respective employees.
18. CLV will only process personal information of any winner as set out in Campus Living Villages’ Privacy Policy. See also paragraph 15 above regarding the announcement of the winner.
19. These terms and conditions (and any non-contractual disputes/claims which arise out of or in connection with them) will be governed by English law and entrants submit to the jurisdiction of the English courts.

*Should Amazon.com, Inc. cease trading before the prize draw is made CLV reserves the right to substitute the voucher provider in its absolute discretion.
New customers arriving from a country outside of the UK who book a room at Albert Court, Belgrave View, Fitzroy & Wenlock Courts, Burley Road, McMillan Student Village, Prince Consort Village, Newport Student Village, Bonington Student Village or John Lester & Eddie Colman Courts, Peel Park Quarter with Campus Living Villages (“CLV”, “We”, “Us”, “Our”) will, subject to these Terms and Conditions, be able to cancel their booking if their VISA is rejected.
- Applicable to students whose booking start date is in September 2023 only.
- If the student (“You”, “Your”) requires a VISA to study in the UK and you do not get your university offer to be able to apply for a VISA or your VISA is rejected, CLV will cancel your accommodation agreement, and refund any deposit and/or advance rent paid to us in full.
- You must send a visa application rejection letter to us before the 23th August 2023 for the cancellation to take place. Any requests after this date will not be eligible.
- The deadline specified in point 3 only applies to students who have a booking starting in September 2023. If you have a booking that starts at any other time, please refer to the policy in your agreement.
