Sustainable Development Framework

Our university partners, as well as others we are not yet working with, in all three regions require additional purpose-built student accommodation to address the growing numbers of student enrolments, the increasing preference to live on campus and ease local housing pressures.  

This emerging development pipeline represents an exciting time for CLV. As such, we have committed to designing, constructing and operating sustainable on-campus villages.  

The seven outcomes illustrated below form the basis of our approach to new developments and major refurbishments. They are not mutually exclusive but rather are interrelated and achieve co-benefits across the project lifecycle.

We don’t believe it is enough to just say we will do these things. On every new development project in all three regions, an external sustainable built environment rating that provides a balance between our affordability and sustainability objectives will be sought. As a minimum, CLV new development projects will target:

Case Study: Griffith University Village Development

460 beds Griffith University, Gold Coast campus, Southport, Queensland, Australia

Integrated within our existing Village of 517 beds, this new tower has been designed to:

  • provide high-quality, purpose-built student accommodation and shared amenity a short walk from the centre of campus learning 
  • be 20% lower in upfront embodied carbon than an equivalent building designed and built using 'business-as-usual' methods 
  • be a highly efficient, fully electric building powered by onsite solar and offsite renewable energy resulting in no scope 1 and 2 emissions during operation 
  • be a healthy building with high indoor environment quality and excellent occupant comfort as well as sightlines and physical connections to nature 
  • acknowledge and celebrate local Kombumerri and Yugambeh Peoples.

  • Completion: Q3 2026
  • Upfront Embodied carbon (A1 - A5):  551 kg CO2e / m2 GFA (Issued for construction)
  • Operational energy: 109 kWh/y/m2 GFA
  • Certifications (targeted): 5-star Green Buildings v1 and WELL v2 Gold
